Selling an Inherited Home in Summit County, One Step at a Time
Extra planning for a loved one's home: the contents, the prep, and every decision maker kept in the loop.
An Estate Sale Takes Extra Planning
Selling an inherited home in Summit County is different from any other sale. You're making decisions about a house that belonged to someone you loved, often while grieving, and usually while coordinating with other family members who have a say.
It may take some extra planning, and that's okay. We've helped many families prepare a loved one's home for sale, and we'll walk you through it step by step.

How We Help Families
We're The Realize Team at Key Realty, three sisters based in Akron and Cuyahoga Falls, and every deal gets all of us.
A plan for what's inside. A home that was lived in for years is usually full. We help you plan what happens to everything: an estate sale, a tag sale, or consignment, and which items, if any, stay in the house to help stage it for the sale.
Time for what matters. We give the family time to go through belongings and keep what matters before anything is sold or donated.
The right people for the work. We get you in touch with the right contractors for any repairs, and help arrange a deep cleaning so the home is ready to show. If repairs aren't in the budget, or the family would rather not take them on, we can talk through selling the home as-is.
Your eyes and ears, if you're out of town. If you live out of town, we can be your eyes and ears at the house: letting in contractors, checking on it, and keeping you updated.
Working with the estate's attorney. We coordinate with the executor, trustee, or estate attorney so the sale fits the legal timeline.
Every decision maker, kept in the loop. Sometimes it's one executor. Sometimes it's a whole family. We've coordinated an estate with five siblings, one of whom was still living in their parents' home. We've dealt with many situations like that, and we know how to keep everyone informed and moving together. If a family member is still living in the home, we plan showings and timing respectfully around them.
Patience with the emotions. It's a highly emotional time. We make the suggestions, you make the decisions, and nobody is rushed.
What the Process Looks Like
- Talk through the situation. Who the decision makers are, how you'll communicate, and what your timing looks like.
- Get a Home Value Report at the home, so everyone is working from the same picture of what it's worth. Learn more about our Home Value Report.
- Plan for the contents: estate sale, tag sale, consignment, and what stays for staging.
- Prepare the home: repairs with the right contractors, and a deep cleaning.
- List and market it the same way we market every home. See how we market and sell homes.
- Close, with our sister Lauren keeping every deadline and document on track.

Frequently Asked Questions
What do we do with everything in the house?
We help you plan it: an estate sale, a tag sale, or consignment, and which items, if any, stay in the home to help stage it for the sale.
Several of us have to agree. How does that work?
We coordinate with every decision maker and keep everyone informed. We've worked with families of all sizes, including an estate with five siblings, one of whom was still living in the home.
We don't live nearby. Can you still help?
Yes. We can be your eyes and ears at the house: letting in contractors, checking on it, and keeping you updated, so you don't have to be here for every step.
Does the house need to be fixed up before we sell?
Not always. We'll tell you what we'd suggest, connect you with the right contractors for any repairs that make sense, and help arrange a deep cleaning so the home shows well. If repairs aren't in the budget, we can talk through selling the home as-is.
