What Is Your Summit County Home Worth? Let's Look Together
We meet at your home, compare it to real nearby sales, and estimate what you'd net.
Why an Online Estimate Only Tells Part of the Story
If you're wondering what is my home worth in Summit County, an online estimate is a fine place to start. But it can't walk through your front door. It doesn't know you finished the basement, added a room that never made it into public record, or redid the kitchen last spring. It also doesn't know about the peeling paint or the room that needs work.
Those details change the number. That's why our Home Value Report starts with a visit to your home.

How Our Home Value Report Works
We're The Realize Team at Key Realty, three sisters based in Akron and Cuyahoga Falls, and every deal gets all of us.
We always meet at your home. It's the most important part. We get our eyes on the condition, the layout, and the updates, so our suggestion reflects your actual house, not an average one.
We compare it to homes that actually match. Your report includes comparable homes in your area, chosen by what matters most: square footage, age of the home, type of home, type of lot, and the number of bedrooms and bathrooms. We sit down together and look at them, so you can see why each one belongs in the comparison.
We point out what makes a difference. Is the basement finished? Did you add something that isn't in public record? Is the kitchen a bright pink that might be worth changing before you list? Is there peeling paint, or something in disrepair? We'll tell you what we see and explain whether it's worth fixing or not.
What You Walk Away With
- A suggested value for today. What we feel your home is worth right now, based on your house and the comparable homes around it.
- The comparables. All the homes we used, so you can look back at them anytime.
- Our suggestions. What's worth doing before you sell, what isn't, and the three Ds that almost always help: declutter, deep clean, and depersonalize.
- An estimated seller net sheet. What you could expect to walk away with if you listed at the price we suggest.
The net sheet is often the most useful part. Whether you're downsizing, trading up, or just curious, knowing your estimated net is what tells you what your next move can look like.
Not Ready to Sell Yet?
That's fine, and it's common. If you're a year or two out, we can send you a new Home Value Report every six months, showing what's come on the market, what's sold, and what it sold for. Learn more about planning a future move.
When you are ready, the next step is selling your home with a plan.

Frequently Asked Questions
Why do you meet at the house for a Home Value Report?
Because the condition, layout, and updates change the number, and an online estimate can't see them. A finished basement, an addition that isn't in public record, or a room in disrepair all matter. Meeting in person lets us factor them in and tell you what's worth fixing.
How do you pick the comparable homes?
By what matters most to value: square footage, age of the home, type of home, type of lot, and the number of bedrooms and bathrooms. We go over each one with you so you can see why it belongs in the comparison.
What is a seller net sheet?
It's an estimate of what you could expect to walk away with if you listed at the price we suggest. Every Home Value Report comes with one.
