Trading Up in Summit County: Space That Works Now, and Later
Space that works now and later, with the sale and the purchase planned together.
Trading Up Is About More Than More Space
Trading up to a bigger home in Summit County usually starts with a simple feeling: we've outgrown this place. But the goal isn't only more square footage. It's space that actually works.
When you bought the home you're in now, you probably weren't thinking about how your life would change, or you couldn't know yet. That's normal. This time, you get to plan for it. That means asking two questions about every home you see: is there enough space, and is the space that's there the most functional for the way you live?
How We Help Move-Up Buyers
We're The Realize Team at Key Realty, three sisters based in Akron and Cuyahoga Falls, and every deal gets all of us. Abby and Jessica work with you on both the sale and the purchase, and our sister Lauren joins as your transaction coordinator once you're under contract. With two transactions happening at once, that matters. One real estate fee, three professionals, and you're never handed off to a stranger.
We look past the square footage. A bigger house isn't automatically a better one. We help you look at how the rooms work together, where everyone would actually spend their day, and whether the layout will still fit a few years from now.
We plan for what's next. Move-up buyers often take a little longer to find the right home, and that's a good thing. Taking time to think about the space you may need in the future is an important part of getting this move right.
We connect the sale and the purchase. Your current home is usually part of how you pay for the next one. We plan both sides together so the timing and the money line up.
Buy First or Sell First? Your Plan, Step by Step
- Talk through goals and timing. What's changing, what you need the next home to do, and when you want to be in it.
- Know your numbers. What you owe on your current home, how much equity you have, and whether you'll need that equity to buy. It starts with a Home Value Report, where we sit down together and look at the homes that actually compare to yours.
- Decide the order. We've helped people sell before they buy, and we've helped people find and buy their next place first, then sell. If you need to sell first but don't want to be left without a place to go, we can write a contingency into your sale so you have time to find the next home of your choice before you're committed to a buyer.
- Define "the right space." We talk through how you use your home today and what may change, so we know what to look for.
- Get your current home ready and listed. A practical plan for selling your home while you shop for the next one.
- Find it, write it, close it. We show homes around both our schedules, whoever is available writes your offer, and Lauren keeps both transactions on track to closing.
Moving to something smaller instead? Our downsizing plan works the same way in reverse.

Frequently Asked Questions
Should I sell my house before buying a bigger one?
It depends on your equity, what you owe, and whether you need the money from your sale to buy. We've helped people do it both ways. If you sell first, we can write a contingency into the sale so you have time to find your next home before you're committed to a buyer.
Why does it take longer to find a move-up home?
Because you're shopping for the future, not only for today. Beyond having enough space, the space has to be functional for the way you live, now and a few years from now. Taking a little more time to get that right is part of doing this move well.
How do I know how much house I can buy?
It starts with your current home. We look at what you owe and what your equity is with a Home Value Report, and a lender tells you your buying power. Together, those tell you what your next purchase can look like.
