Northampton: Room to Breathe, Close to Everything
Cuyahoga Falls' northwest side: newer allotments, homes with land, Woodridge schools, and Blossom next door.
Living in Northampton
Northampton Cuyahoga Falls homes sit on the northwest side of the city, and the area has a feel all its own. Northampton was one of Summit County's original townships. In 1986 it merged with Cuyahoga Falls, the first city and township in Ohio to merge by a vote of the residents, and it became the city's Ward 8.
When it merged, Northampton kept special zoning to preserve some of its rural character. You can still see it today: newer allotments sit near homes on more land, older farmhouses, and wooded stretches that run right into Cuyahoga Valley National Park, which covers a large part of the former township.
It's a place where you can have a bit more room and still be minutes from everything in Cuyahoga Falls and Akron.

How The Realize Team Serves Northampton
Northampton is where most of our neighborhood work happens. We're The Realize Team at Key Realty, three sisters who grew up in Cuyahoga Falls, and we spend a lot of our time in these allotments, so we know how the homes here compare to each other street by street.
Every deal gets all of us. Abby and Jessica start with you on day one, and our sister Lauren handles every deadline and document once you're under contract. If you're selling, we start with a Home Value Report at your home. If you're buying, we start with your goals and a search built around them.

Northampton Neighborhoods & Home Types
Newer allotments. Much of the newer building in Cuyahoga Falls is here, in small allotments with HOAs. In our experience, the HOAs tend to be light-touch rather than strict.
Homes with more land. Outside the allotments, you'll find homes on larger lots, plus a few farms. For anyone who wants space between neighbors, this is where to look in Cuyahoga Falls.
A real mix of styles. Century homes, ranches, split levels, and colonials all sit within a short drive of each other.
Schools. Northampton is served by the Woodridge Local School District. All three Woodridge schools, elementary, middle, and high school, share one central campus on Quick Road in northern Cuyahoga Falls, even though the mailing address says Peninsula. As always, confirm the district for any specific address before you buy.

The Northampton Market
Northampton is part of Cuyahoga Falls, and the city's market has been moving fast. In June 2026, homes across Cuyahoga Falls sold in a median of 7 days, with a sale-to-list price ratio of 101.4%. Homes with land, farms, and homes in the newer allotments can each behave differently, so we look at the right comparable homes for your property, not citywide averages.
Market conditions can change, and pricing or timing will depend on the specific property, location, and goals.
