What We Ask About Your Goals
The best search starts with the right questions. At your consultation, we'll talk through:
- Which areas you're looking in
- What you're looking for in a home
- How many bedrooms and bathrooms would be ideal
- Whether you want an attached or a detached garage
- What type of home fits: split level, colonial, ranch, or condo
- How competitive the market is in that area, at that price point
That last one shapes everything else, because a plan that works in one neighborhood can lose in the next.
Your Buying Power, and What You Actually Want to Spend
Getting pre-approved is the first step, because it tells you your buying power. But here's the part most people miss: being approved up to a certain amount doesn't mean you have to spend that much. We talk through what you're comfortable spending within that number, not only what a lender says you can.
Your lender will look at things like your debt-to-income ratio, your credit score, and your savings and assets. If you own a home now, your equity matters too. See how that works in trading up.
Be the First to Know, and the First Ones In
We set up a search built around your criteria, so you're the first to know when a matching home comes on the market in your area. That way, we're the first ones in to see it. Between Abby's and Jessica's schedules, you're not waiting on one person's calendar to get through the door.
Realistic timing: sometimes a buyer walks into the first house and knows it's the one. We don't expect that. It usually takes at least a couple of months of looking to find the right home, and that's normal.
Making an Offer That Can Win
When you find it, we write an offer based on what comparable homes have actually sold for, and we talk through negotiations before anything is signed. In a competitive area, we'll go over ways to make your offer stronger:
- Escalation clauses. Your offer automatically rises above competing offers by a set amount, up to a limit you choose.
- Appraisal gaps. You agree ahead of time to cover some or all of the difference if the home appraises below your offer price.
- Which inspections to do. Choosing the right inspections protects you without weakening your offer.

After Your Offer Is Accepted
Once you're under contract, it's usually a 30 to 45 day close. Our sister Lauren joins as your transaction coordinator and keeps every deadline and document on track. Here's what happens along the way:
- Inspections. A general home inspection, plus others when they apply: radon, lead-based paint for homes built before 1978, mold, a well, or a septic system.
- Inspection negotiations. Based on what's found, you can accept the home as it is, ask the seller to address specific issues, or, if the problems are serious enough, walk away within the time your contract allows.
- Appraisal. Your lender's appraiser confirms the home's value. If it comes in low, we talk through your options.
- Title and closing. The title company checks ownership, holds the funds, and prepares your closing documents. You do a final walkthrough, transfer the utilities, sign, and get your keys.
