Downsizing in Cuyahoga Falls
A step by step plan for the stuff, the equity, the timing, and your next home.
Downsizing in Cuyahoga Falls Without Leaving Home
Downsizing in Cuyahoga Falls often means staying in the town you love and changing the house. The city has the right next homes for it: ranches for one-floor living, condo communities with less exterior upkeep, and smaller homes close to Front Street, the parks, and the river.
We hear "I don't even know where to start" a lot. That's normal after 30 years in the same house. We help you take it one step at a time.

Your Next Home in Cuyahoga Falls
Ranches. Single-floor homes are spread across the city, from older neighborhoods to the Northampton side.
Condo communities. Cuyahoga Falls has a good number of condo allotments with HOAs, a strong fit if you're ready to hand off the yard work.
Staying close. If the people and places you love are here, there's no reason to leave. The doctors at Western Reserve Hospital, the Natatorium, the parks, and one-bill city utilities all stay the same.
Our Downsizing Plan in Cuyahoga Falls
- Goals and timing first. Where you want to be, and when.
- Your numbers. A Home Value Report at your home and an estimated net sheet, so you know what your next home can be.
- Your belongings. Consignment, an estate sale, a pod, or a storage unit, with people we can refer you to.
- Buy first or sell first. We've helped people do both, and we can write a contingency into your sale so you have time to find your next home.

What downsizing looks like in Cuyahoga Falls
Century homes near Front Street, 1950s Heslops, and newer Northampton allotments, right next to Cuyahoga Valley National Park.
Our hometown: century homes near Front Street, Heslops, Northampton's newer allotments, and Cuyahoga Valley National Park next door.
- The homes
- Century homes, especially near Front Street and some of the numbered streets; some really well updated, some not touched in a while. Lots of Cape Cod homes by builder Heslop, locally called "Heslops," mainly built in the 1950s and 60s; some have no basement, and the ones without basements are on the east side. Also ranches, colonials, split levels, and condos. Condominium allotments with HOAs. Newer builds on the northwest side in the Northampton area, in allotments with HOAs that are not very strict.
- Why people choose it
- Younger families and younger couples, drawn by affordability. Downsizers too.
- Schools people ask about
- Two main public districts: Cuyahoga Falls City School District, and Woodridge Local School District for the Northampton / northwest side. Both have new or newer facilities. Private schools within the city as well.
- Getting around
- Front Street and roughly 13th Street divide the city: 44223 is the west side, 44221 is the east side (confirmed by Jessica 2026-09-22). Centrally located: Akron about 10 minutes, Cleveland about 35, Canton about 30, Medina about 30.
- Nearby
- Right up against Cuyahoga Valley National Park and the Metro Parks. The river. Front Street has a DORA, festivals, breweries, and speakeasies. Quirk Cultural Center, Water Works water park, the Natatorium, Western Reserve Hospital. The city runs its own municipal utilities, so sewer, water, electric, and trash come on one bill.
