Relocating to Cuyahoga Falls

Virtual tours, back-to-back showings when you visit, research tools for every area, and a plan for timing.

Relocating to Cuyahoga Falls From Out of Town

Relocating to Cuyahoga Falls puts you in the middle of Summit County: about 10 minutes from Akron, and roughly 30 to 35 minutes from Cleveland, Canton, and Medina. It's a real hometown with a revamped downtown on the falls, Cuyahoga Valley National Park right next door, and one city bill for sewer, water, electric, and trash.

What to Know Before You Move

Two sides, two zip codes. Locals talk about the west side (44223) and the east side (44221), split roughly along Front Street and 13th Street.

Two school districts. Most of the city is Cuyahoga Falls City Schools, and the Northampton area is Woodridge. Always confirm by address.

Basements. Many east-side Heslop homes don't have one, a surprise for a lot of people moving in.

The homes
Century homes, especially near Front Street and some of the numbered streets; some really well updated, some not touched in a while. Lots of Cape Cod homes by builder Heslop, locally called "Heslops," mainly built in the 1950s and 60s; some have no basement, and the ones without basements are on the east side. Also ranches, colonials, split levels, and condos. Condominium allotments with HOAs. Newer builds on the northwest side in the Northampton area, in allotments with HOAs that are not very strict.
Why people choose it
Younger families and younger couples, drawn by affordability. Downsizers too.
